Eco-friendly homes - Business First of Buffalo:

lihung-associations.blogspot.com
But others are championing an environmentallhy conscious approach to residential living as the region and the natiomncombat high-energy consumption and poor health. Adam Sokol is amonv them. The Buffalo architect is buildingan energy-efficient house on the city’s West Side, amid stately residences that have been drafty and seepinh heat for the better part of a The federal government estimates that existing housingh stock accounts for 21 percent of the nation’s annuapl energy consumption. Sokol has incorporated several energy-savingb features in the construction ofthe single-family house at 541 Bird Ave.
The features includw the not-so-unusual: foam insulation, a tankless watere heater and good windows that allow the house to take advantageof daylight. Then there’s a heat recoveryg system that filters the air to keep mold and stald airfrom accumulating. The exteriofr is covered with roofing shingled and siding made fromrecyclef rubber. “If you care about the environment, it’s obvious,” Sokol said. The sale price has yet to be but Sokol estimates that he spent inthe low–to–mid-$200,00o0 range to build it.
That’s inexpensive relative to retrofittintg an old house with energyefficient features, he Experts say any house that is at leas t 10 years old could benefit from energy-savingt upgrades. The added advantage of overhaulingaging homes, is that they are usually located in dense communities that are less relianyt on automobiles. Real estate broker Carol Holcbergf said she noticed among homebuyers an increased interest in neighborhoods when gas prices started to spike a fewyearas ago. Walkable neighborhoods typically include a clusterof single-famil y houses and multiple units that is centered or ringed by retaio and other business.
Design features such as sidewalks and lighting and elements suchas full-stop intersections and crosswalks encouragee more foot traffic. “Any neighborhoofd with a village center, people are anxious to be there so they can walk to get a quaryt of milk or go toa restaurant,” said Holcberg, who headsz Holcberg Ltd. Real Estate in Buffalo. Walking is gettinvg to be a “big among homebuyers, and they’re moving to whers they can do that saidSusie Lenahan, a broker with MJ Peterson Corp.’ws Buffalo office.
“There’s nowhere to walk on Transit Road orSheridaj Drive,” she said of the multilane thoroughfares serving the northern For homebuyers who are looking for certain environmentak qualities, developers have come up with individualk projects, such as ’es Muir Woods, an Amherst project that combines natural settingss with commercial, residential and retail construction. Others are incorporating green space amongnew homes, rather than usinyg the formerly common practices of bulldozing treed areas and buildingf on a “prairie,” said Jay Coles of / .
But such consumed interest is hardly widespread, suggested Maureen Flavin, a broker with She recalled thehighly energy-efficient feature of a city condominium that failed to captivate potentialo buyers. “‘Oh, that’s great,’ they said,” Flavin remembers, “‘buyt how many bathrooms does it have?’”

Dayton Business Journal: Tech & Innovation : Business Advice

ycoguqi.wordpress.com
Because that's what the idea was. I woulrd replace my home officetelephone line, whicj I only use for outgoing calls, and instead start making all of my calls over the Internet. This way I couldr pocket the $50 a month I've been giving to Verizobn and use those savings to buy moreimportant things. Like food. Except it really didn't turn out that way. Why? Becausde the Internet phone services I triedsworked ... but just not all the time. Which is typicall of most technology. For I played around with Skype (www.skype.com) for a few Not bad.
Signing up for the service was free and the headsety that I purchased from Staplesfor $20 only had to be replacedx once (I do not advise lendingv one's headset to a 12 year old. Enough Astonishingly, installing the Skypwe application on mylaptop didn'tf cause it to lock up or crash on me. So for that reasonb alone I felt that thingdwere successful. Once up and Skype did as promised … just about all of the I used the little computer generated keypadd on my laptop to make If I called another Skype user the callwas Unfortunately, I don't really have a lot of conversations with high schoo l and college kids, nor do I care to really spea k to anyone under 25.
So there's not a lot of phones numbers in mySkype directory. you can use Skype to call a regular land line and then get charged a few centasper call. So that's what I mostly did. The problem was the It worked. Most of the time. But sometimesa it just didn't. Sometimes I had to call back the persomn two or three times to get a good Orspeak loudly. There were a few instances wher I saidnaughty words. Then there was this one time where I triex to participate in a conference call and had to make the threee other people wait whileI re-calledc the call-in number a few times untiol there was no cracklinbg sound on the phone. That was fun too. So I stoppec using Skype.
Frustrated I turned to another Net calling service calledmagicJack (www.magicjack.com). No, this has nothinbg to do with changing the tirex ofa car. And there was no pleasurwe involved. For $40 magicJack ships me a littls unit that I plug into the USB port of my I then hook my office phone intothe unit. Afted installing the program I'm able to make phone calls from my regularephone (not the headset I boughgt from Staples … bye-byee $20). Like Skype, magicJack places its calls over the along with the other 100 trillion bits of information crossinbg thesame pipelines. See whers I'm going here?
Theird deal is that you can make unlimiter calls you want to anyone in the UnitedrStates (I'm told they're working on overseas plans) for only $50 per year. I did the math and that'ss $550 less a year than I'm spendinyg on my office line, so therse you go ... magic! Unfortunatelyu ... not so magical. Why? Same thing with It worked. Most of the time. I suffered from the occasionakl disconnected calls or calld that had to be or calls thatjust didn't sound like a very good call at all. More naught words. More blood thinner required. In the end I brokr down and kept myoffice line. You win Verizon. I just need thingxs that work as they promised towork ...
all the I have enough headaches inmy life. I have kids and a mortgagee and dandruff. I can't sit around and worrg that an important conversation with a prospective customer is going to get cutoff orsounc horrible. Verizon's line in my office workss allthe time. It'xs one less hassle to deal with. I stil l keep the magicJack and Skype servicezsbecause I've had occasion to use them when traveling. Most likelyg I'll forget to cancel my subscription sonow I'll be payingh an extra $50 a year for next to nothing. But I'm a pennyg pincher. Not a cheapskate. Sure, it's less expensivee to use these Netcalling services. But I'nm sacrificing some quality.
Some dependability. I'm givingy myself more headaches. To me, it's not worty it. These technologies are great for kids or But to rely on them for business at leastso far, isn't a greatr idea for me.

Lingle orders unpaid days off for workers - Puget Sound Business Journal (Seattle):

humojo.wordpress.com
In an address broadcast from the State Lingle also said she would scale back free Medicaisd benefitsto low-income adults and said the statr would delay paying some of its larger billsa until July. The governor is also asking the Judiciary, the and the Office of Hawaiianh Affairs to implement equivalent furlough days or restrictgtheir budgets. Hawaii law does not allow orderingh furloughs for the Department of the University of Hawaii or the Hawaij HealthSystems Corporation, but Lingle said their spendingb will be restricted in an amount equivalent to the three-days-per-month The furloughs, which start July 1, amount to abou a 13.
8 percent pay cut, or about $5,500 for a workert making $40,000 a year. As with layoffs, Lingls does not have to negotiate the furloughs with any of the unionsz representingstate workers. Lingl has said she doesn’t want to lay off workerw because of the disruptivwe effect of contract rulex that would enable senior workersto “bump” junior even if they worked in different state agencies. The furloughs will save $688 million. Lingle said the savings are needed to close a gapof $730 milliojn between now and June 30, 2011, as forecasgt by the state’s Council on Revenues May 28. All told, Hawaiki is expected to see tax revenue fallby $2.
7 billion over the next two “If we do not implement the furlough plan, we would have to lay off up to 10,000p employees to realize an equivalenrt amount of savings,” Lingle said. The state has abour 46,000 workers, including 21,000 employees of the Department of Education. Lingle blame the fiscal shortfall on the lingering rising unemployment, dropping visitor a decline in private buildingv permits, a doubling of foreclosures, and record bankruptcu levels. The state Legislature endef its session last month by raisingh tax rates onhotel high-income earners, luxury home transactions and tobacco to help meet the budgeyt shortfall.
But Lingle, a Republican whose vetoes of thoswe measures were overridden by majority said she would not ask for additionaltax increases. She also rejectedf calls for legalizing gambling. However, Lingle notexd that 70 percent of state operating funda go to labor costs and that the state had providex employee wage increase of betweehn 16 and 29 percent over the past fouryearzs “when our economy was

Opus West says it owes $1.46 billion - San Francisco Business Times:

iqukikofor.wordpress.com
and some of its subsidiaries filed voluntary petitions late Mondaty for reorganization underChapter 11. Chaptef 11 generally removes the threat of lawsuitsa from creditors while a business seeks to rehabilitatd itself andcontinue operations. Opus West and its affiliates reportedabout $1.28 billion in total assets and $1.4 6 billion in total liabilities, according to bankruptcyg court filings. The corporation and its affiliates had combinee revenue ofabout $405 million in 2008. The parentt company lists 200 to999 creditors, according to bankruptcy filings. Opus West Corp.
owns about 20 real estatee development properties either directly or through entities set up to hold the the courtfilings say. The total debt on thosre properties isabout $414 million and the value of the properties is about $403 In addition to Opus West the subsidiaries that have filed Chapter 11 petitions are Opus West Constructiob Corp., Opus West LP, Opus West Partnerse Inc. and O.W. Commercial Inc. Opus West Corp. has guaranteee about $1.15 billion in loans for its subsidiariese andjoint ventures, and most of thos loans are in default, the courtf filings say.
Steep declines in commercial real estatwe values and difficult credit market conditions necessitatedthe filing, said John chief restructuring officer of Opus Greer said Opus West will keep a "modestr presence" in Phoenix, Texas and California to work on asset dispositionsx and transitions. "While we begam slowing the pace of new developmen nearly two years ago in anticipationb of difficultmarket conditions, we must now take additionao measures to enable an orderly wind-down of our portfolio, protect assetr values and maximize returmn on lenders' investment," Greer said in a preparerd statement.
Opus West and its subsidiariea have suffered declining financial performancewsince 2008, resulting in defaults on certain credift lines and constrained liquidity, according to an affidavirt filed by Greer, managing member of New York-based Phoenix Capital which is the chief restructuring officer of Opus West Corp. Greer is also president of the Opus West Opus West Partnersand O.W. Commercial subsidiaries. Opus has focuserd on recapitalizing through project sales and but has been unable to do so becausr of poormarket conditions, Greer's affidavit says.
Sinc e 1979, Opus West and its affiliatess have developed more than 52 million squarde feetof office, industrial, retail, multifamily, government and institutionall projects, the affidavit says. The company's assets includwe interests in commercial and residential real estatee projectsacross California, Arizona and including condominium, office, industrial, apartment and retailo projects in various stages of the affidavit says. Addison-based Opus West LP, formec to develop real estat propertiesin Texas, owns sevenj properties that consist of either vacant or a project under construction or complete projects.
The total debt on those properties isabout $105 million and theifr value is about $134 million, Greer's filinh states. Opus has been dramatically scaling back its Northg Texas operations for more thana year. Opus spokeswomann Winston Hewett told the that the Addiso n office has not started a new development in more than a year and has cut its staffc in Dallas to 12 employees from about 40 ayear ago. Opus West'sz overall headcount had dropped to 40 as ofJuly 1, compared to 291 two yearw ago, Hewett said. Since April, dozens of subcontractors have filed lienws totaling morethan $4 million against Opus West Corp.
and Opus West Construction tied to TwoAddisonn Circle, a $23 million, 198,000-square-foof speculative office building in Addison. The buildiny was developed and is ownecd by Opus West The liens claim Opus owes the subcontractors for labor or material provided in the courseof construction. The six-storyh Two Addison building on the west side of the Dallas North Tollway just north of Arapaho Road wasrecently completed, but has no tenants. The credit crunc and slowing demand for office space left Opus unabl to get permanent financing to replacethe short-term construction loan on the Addiso project, Hewett said.
Other Opus West projects in North Texas include 121 Lakepointe an office and industrial development in andBroadstone Parkway, a 5.8-acre mixed-use projectg at 5005 Galleria Drive in North Dallas. Dallas area creditors includ RL Murphey Commercial Roof owed $1.24 million; Greenb Fire Systems of owed $856,660; and Ennis Steel Industries Inc., owed $519,402; and Tas Commercialo Concrete Construction, owed according to court records. Opus' troubles stem from the globakeconomic downturn, deterioration of the real estate market and the credit crunch, which has made it difficult for borrower s to get financing to fund real estat e projects or refinance existing Greer's affidavit states.
The turmoil has scaref buyers, leading to excess supply and lowerr prices. The dramatic downturn has caused Opus to be out of compliancee with terms of various loans and unable to restructure and attempts to raise capital and sell assets haveproven difficult, bringing about the Chapter 11 filing, Greer's affidavit says. Opus' challengew vary considerably by region, said Mark Rauenhorst, chairman and CEO of Opus "Opus West faced particularly dramatic drops in real estate valuess in markets such as California and and has been particularly challenged by the sharp downturn in the capita l markets and availabilityof refinancing," he Rauenhorst said that two othef independent operating companies of Opus Groupo -- and Opus Northwest LLC -- have been less affecteds by the economic and capital markety conditions because of their mix of project typee and their location in stronger , which is baseed in Minnetonka, Minn.
, is a design-buildc development firm that specializes in office, industrial, multifamily, government and institutional projects. It also controls Washington-based LLC, whichu filed for Chapter 7 liquidation inlate June. Opus Grou said its subsidiary, whicnh is based in filed for reorganization in bankruptcy court onApril 22.
